What the numbers are

Every figure on DeedStone Markets is derived from official, government-registered property transaction records — what actually changed hands and was registered, not what sellers asked. We publish medians, transaction counts and price levels by region and year, converted into your chosen currency at mid-market rates.

We are not the source of that data. Each market is published by a national authority, is used under its own reuse terms, and is credited on the Data sources page.

What the numbers are not

• Not advice. Nothing here is investment, financial, legal, tax, valuation or appraisal advice, and nothing is a recommendation to buy, sell, hold or lend against any property.
• Not a valuation. A regional median is not the value of a specific property. Never use this service where a licensed valuation or appraisal is required.
• Not asking prices. Portals show what sellers want. We show what registered sales actually were — which also means our figures exclude sales that were never registered.
• Not a forecast. Past registered prices do not predict future prices.
• Not a complete market. Each market covers a defined subset — see the coverage notes below.

Coverage limits by market

Coverage differs by market because each register publishes different things. Where a market is aggregate-only or starts recently, the app says so on the page and in the data you export.

Currency conversion

Display currencies are converted with mid-market reference rates (open.er-api.com, updated daily and shown with an as-of stamp). These are indicative references, not the rate any particular transaction or bank would give you, and they are not transaction FX rates.

AI-generated content

AI insights are generated automatically from the registered-transaction data and are labelled “AI-generated information, not expert advice” wherever they appear — including in exports. They are descriptive summaries (trend, momentum, records, ranges), produced without human review, and can be wrong or incomplete. Use them as a starting point and check the underlying figures.

Under the EU AI Act we present this as informational content, not a professional or expert service, and we do not present it as advice in any regulated capacity.

Accuracy, corrections and no warranty

Sources revise data, publish late, and occasionally correct errors. We may update, correct or withdraw figures, and we do not warrant that the data is complete, current or error-free. If you spot something wrong, tell us (r7adco@gmail.com) — we would rather fix it.

Don't rely on this service as the sole basis for a material decision. Check the original register, and take professional advice where the stakes warrant it.
