What our figures are, what they are not, and the coverage limits of every market.
Every figure on DeedStone Markets is derived from official, government-registered property transaction records — what actually changed hands and was registered, not what sellers asked. We publish medians, transaction counts and price levels by region and year, converted into your chosen currency at mid-market rates.
We are not the source of that data. Each market is published by a national authority, is used under its own reuse terms, and is credited on the Data sources page.

Coverage differs by market because each register publishes different things. Where a market is aggregate-only or starts recently, the app says so on the page and in the data you export.
Display currencies are converted with mid-market reference rates (open.er-api.com, updated daily and shown with an as-of stamp). These are indicative references, not the rate any particular transaction or bank would give you, and they are not transaction FX rates.
AI insights are generated automatically from the registered-transaction data and are labelled “AI-generated information, not expert advice” wherever they appear — including in exports. They are descriptive summaries (trend, momentum, records, ranges), produced without human review, and can be wrong or incomplete. Use them as a starting point and check the underlying figures.

Sources revise data, publish late, and occasionally correct errors. We may update, correct or withdraw figures, and we do not warrant that the data is complete, current or error-free. If you spot something wrong, tell us (r7adco@gmail.com) — we would rather fix it.
